It invests in opportunities with a different risk / reward profile, providing flexible, bespoke funding solutions to high quality operators and developers to finance a wide range of transactions.
THCM’s strategy is to invest in opportunities in the UK elderly care home sector with a different risk / reward profile to those of Target Fund Manager’s other real estate investment funds. These include care home development, refurbishment and / or redevelopment projects, as well as partnering with care home operators in joint venture transactions, taking a direct equity interest in the operating business. Joint venture funding may be provided to augment an operator’s care home portfolio, either through organic growth or via acquisition.
THCM supports high quality care home operators, senior executive teams and developers through the provision of flexible financing structures. Transaction horizons are shorter than those of Target’s other funds, typically two to six years, and often include a stronger appetite for leverage. Our typical equity investment is between £2million - £10million. THCM’s principal investor is a family office.
